The latest Proposal for the BA4 site was rejected by the NHDC Planning Committee on 21st March 2024, on the grounds that the plan did not contain 42% of\u00a0 Affordable\u00a0 houses.<\/p>\n<h4><span style=\"color: #000080;\"><strong>* Background<\/strong> <\/span><\/h4>\n<p>A proposal by\u00a0 <a href=\"https:\/\/www.baldockba4-consultation.co.uk\/#Home\"><span style=\"color: #000080;\">Chalkdene Developments LLP<\/span><\/a>,\u00a0 for the development of 42 dwellings on the Land East of Rhee Spring (BA4) has been made public (see their <a href=\"https:\/\/www.baldockba4-consultation.co.uk\/#Home\" target=\"_blank\" rel=\"noopener\"><span style=\"color: #000080;\">Consultation website<\/span><\/a><span style=\"color: #000080;\">)<\/span>.\u00a0 The Neighbourhood Plan,\u00a0 having now been approved by NHDC,\u00a0 has been considered during the planning process.<br \/>\nAs this land is not part of the Green Belt it is not subject to Local Plan approval and timetable.\u00a0 At the present time, planning permission has <strong>not<\/strong> been granted by the NHDC Planning Committee.<\/p>\n<p class=\"v1gmail-MsoListParagraphCxSpLast\">The developer has referred to the Neighbourhood Plan and has tried to comply with its policies by<br \/>\no\u00a0\u00a0 Proposing energy efficient homes<br \/>\no\u00a0\u00a0 Providing good walking and cycling connections<br \/>\no\u00a0\u00a0 Making arrangements to limit the impact of construction activity on local residents.<\/p>\n<p class=\"v1MsoNormal\">The developer has also met with the BBPlan committee and we have had the opportunity to ask for further improvements such as \u2013<br \/>\no\u00a0\u00a0 Better planting and a softer edge where it meets the open space to the East<br \/>\no\u00a0\u00a0 Improvements to the visual impact on Royston Road<br \/>\no\u00a0\u00a0 High quality design in line with the Neighbourhood Plan.<br \/>\n.<\/p>\n<p>BBPlan have compiled a draft <a href=\"https:\/\/www.bbplan.co.uk\/site\/wp-content\/uploads\/2021\/07\/Response-to-formal-planning-application-BA4-110721.pdf\" target=\"_blank\" rel=\"noopener\"><span style=\"color: #000080;\">Response to formal planning application BA4<\/span><\/a> regarding the consultation for the above site.\u00a0 The consultation period closed on 16th July 2021.<\/p>\n<p>Please note that this draft <a href=\"https:\/\/www.bbplan.co.uk\/site\/wp-content\/uploads\/2021\/07\/Response-to-formal-planning-application-BA4-110721.pdf\" target=\"_blank\" rel=\"noopener\">Response<\/a>\u00a0 was not intended to replace individuals submitting their views directly to the council. <b>It is imperative that all views are submitted by as many residents as possible.<\/b> This draft response was designed to augment those responses.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00a0* \u00a0Land East of Rhee Spring development\u00a0 (BA4)\u00a0 Plan rejected on 23\/03\/24 &#8211;
